HVAC Maintenance & Tune-Ups in Hampton Roads
Two visits a year — one before cooling season, one before heating season — prevent most of the breakdowns we see.
Most of the emergency calls we run could have been a routine fix a few months earlier. A weak capacitor shows up on a spring tune-up as a reading on a meter; in July it shows up as a dead AC on the hottest day of the year. The same goes for igniters and flame sensors before the first cold night in November.
RedVine Mechanical recommends professional maintenance twice a year: in spring before cooling season and in fall before heating season. Homes close to the water benefit even more, because salt air speeds up coil and electrical corrosion.
Signs You’re Overdue for a Tune-Up
- It has been more than a year since anyone looked at the system
- Your energy bills are climbing year over year
- Some rooms are noticeably warmer or cooler than others
- The system runs longer than it used to to reach the same temperature
- You hear new noises — rattles, squeals, or clicking at startup
- You live within a few blocks of the bay or the ocean
What a Fall Heating Tune-Up Includes
Your heating system has been idle for six months. The fall tune-up gets it ready before you need it. For gas furnaces, that means a heat exchanger inspection for cracks, burner cleaning and a flame pattern check, a flue pipe inspection, blower motor and belt inspection, igniter and flame sensor testing, filter replacement, and thermostat calibration.
For heat pumps, it means:
- Refrigerant level check
- Indoor and outdoor coil cleaning
- Reversing valve operation check
- Defrost cycle test
- Electrical connections and capacitor inspection
- Airflow and duct check
What a Spring AC Tune-Up Includes
Before the long Hampton Roads cooling season, we make sure the system can move heat and moisture the way it should.
- Outdoor coil inspection and cleaning, with a corrosion check
- Refrigerant pressures and temperature split measured
- Capacitors, contactors, and electrical connections tested
- Condensate drain cleared and safety switch checked
- Indoor coil, blower, and filter inspected
- Thermostat operation and fan settings checked
Why It Pays Off
A tune-up is not a sales visit. If everything checks out, we tell you so. If something is wearing out, you get to fix it on your schedule, on a mild day, instead of paying emergency rates during the first heat wave or cold snap. Clean coils and correct refrigerant charge also bring your energy bills down.
Business owners and property managers can also set up a commercial maintenance agreement covering rooftop units and multiple locations.

HVAC Maintenance & Tune-Ups: Frequently Asked Questions
How often should I have my HVAC system maintained?
Twice a year: once in spring before cooling season and once in fall before heating season. Homes near the water should not skip either visit because of salt air corrosion.
When is the best time for a fall tune-up in Hampton Roads?
September and October. The first real cold nights usually come in late October or November, and a tune-up before then avoids the first-cold-snap rush.
How much does a fall tune-up cost?
Fall heating tune-ups are $25 off through November. Call (757) 239-0081 for current pricing and mention the fall special when you book.
Do you offer maintenance for businesses?
Yes. We offer commercial maintenance agreements for rooftop units and multi-location properties. See our commercial HVAC page for the plan options.
Can I change my own air filter between visits?
Yes, and you should. Check it every month during heavy use and replace it when it looks dirty — usually every one to three months depending on the filter and whether you have pets.
